LOAN
TO VALUE:
Up to 80% of the market value of the collateral. Market value is defined as the period of time (usually
3 to 4 months) needed to consummate a sale to a cash buyer. If loan proceeds are to be used for renovation or construction,
the loan amount can be based on the finished or improved value. Proceeds will be disbursed in stages.
RATES:
Rates vary from 10-16 percent per annum, interest only.
PREPAYMENT:
Loans may be repaid at any time without penalty.
YES, IT'S EXPENSIVE BUT IT'S "CHEAPER" THAN A PARTNER.
FACILITATION FEE:
In lieu of equity, a fee of 2 to 5
percent of the loan amount may be included in the loan.

From $100,000 to $50 Million.
